Loan Purpose
CROWN Acquisition loan program offers short-to-mid term funding for the purchase of real estate assets — commercial, mixed-use, or investment properties. CROWN Acquisition ensures seamless closings for developers, investors, and sponsors. Designed for repositioning, value-add, or long-term refinance exit.
Eligible Borrowers
Developers, Builders, Investors, C-Corp project sponsors with preference for projects in our core geographies.
Loan Amount
$30M to $20B
Term
Up to 3 years plus up to two 1-year extensions (5 -years total) for operating properties.
Interest Rate
Interest rate 4% - 8%
Lower rates depending on eligibility and project type.
Payments
Interest only for most loans.
Prepayment Fees
1-2% prepayment fee for terms up to 3 years or less. Prepayment fees reduce over time.
Fees
Origination: 3-5% of the Loan Amount (includes 0.0% underwriting fee). Bond/Insurance fee "TBD", Legal: typically $100,000+, but varies depending on deal complexity
Collateral
Typically includes, but is not limited to the following:
1st position on: Property; all business assets; collateral assignment of all management, service contracts and documents (where applicable); and collateral assignment of rents and leases to SPV (where applicable).
Surety Bond or Insurance Guarantee Bond
Equity Requirement
1%-10% profit sharing, including senior debt preferred interest, and 100% SPV ownership structure
Debt Service Coverage Ratio
(For operating properties only) 1.15-1.35x depending on project type
Timing
30 day closings are possible from receipt of bond fee. Timing may vary based on due diligence required and the borrower's response time.
